HVAC Before & After in Sandy Springs, GA

Anyone can tell you they do clean work. Seeing it is different. These before-and-after write-ups walk through actual HVAC jobs our crews have handled across Sandy Springs, from Mount Vernon Woods to Dunwoody Panhandle. The photos get dropped in as we build out the gallery, but the narratives below are pulled straight from the kinds of failures we fix every week. Older systems, tight closets, rusted pans, mismatched equipment: we’ve seen it, and we’ve left it better than we found it.

AC Repair: Collapsed Condenser Pad in a Dunwoody Panhandle Backyard

BeforeBeforeAfterAfter
Before: condenser tilted 14 degrees on a cracked concrete pad. After: level composite pad, cleaned coil, new disconnect.

The unit had been sinking for two seasons before we got the call. Rain runoff from the roofline had washed out the soil under the original pad, and the condenser was leaning hard enough that the compressor was vibrating against the housing. We pulled the unit, set a new composite pad on packed gravel, re-leveled the lineset, and washed the coil. The compressor quieted down immediately, and the homeowner stopped hearing that low rattle through the kitchen wall.

Furnace Repair: Cracked Heat Exchanger in a Riverside Drive Split-Level

BeforeBeforeAfterAfter
Before: 2008 Carrier furnace with a cracked secondary heat exchanger. After: new heat exchanger, resealed cabinet, verified combustion readings.

This one started as a carbon monoxide alarm going off at 2 a.m. The homeowner called, we walked them through shutting the furnace down, and we were out the next morning. A cracked secondary heat exchanger on a Carrier unit, confirmed with a combustion analyzer. We replaced the exchanger, resealed the cabinet, and ran the full safety check before turning it back on. The written guarantee covered the repair for a full year, and the second-visit promise was in writing in case anything shifted.

Heat Pump Installation: Full Swap from a 2005 Goodman in a Mount Vernon Woods Rancher

BeforeBeforeAfterAfter
Before: 2005 Goodman heat pump with a leaking evaporator coil. After: new high-efficiency heat pump, new lineset, new thermostat.

The old Goodman was limping on R-22, and the evaporator coil had been leaking for at least a year. The homeowner had been topping it off twice a season, which is money you never get back. We pulled the whole system, ran a new lineset, installed a matched high-efficiency heat pump, and set the new thermostat with a schedule that actually fits how they live. Their summer electric bill dropped by roughly a third, and the air coming out of the vents is noticeably colder.

AC Repair: Refrigerant Leak and Restricted TXV in a Sandy Springs Condo

HVAC technician performing professional air conditioning repair and maintenance service
Before: system running but not cooling below 78 degrees. After: new TXV, sealed leak, correct charge, 54-degree supply air.

The unit would run all afternoon and never get the condo below 78 degrees. Our tech found a restricted TXV, which is the thermal expansion valve that meters refrigerant into the evaporator coil. It was stuck partly closed, so the coil was starved. We replaced the valve, pressure-tested the system, fixed a small leak at the Schrader port, and weighed in the correct charge. Supply air dropped to 54 degrees, and the bedroom finally reached set temperature without running nonstop.

Furnace Repair: Induced Draft Motor Failure in a Perimeter Center Townhome

HVAC technician testing an air conditioner capacitor with a multimeter
Before: furnace short-cycling, error code for pressure switch. After: new draft motor, clean condensate trap, smooth ignition.

The furnace would fire for about ninety seconds and then cut out. Error code pointed to the pressure switch, but the real problem was the induced draft motor. It was spinning too slow to close the switch reliably, so the board kept shutting the gas valve down. We replaced the draft motor, cleaned the condensate trap and the pressure switch tubing, and watched it run through ten full cycles without a single fault. The homeowner said it was the first time in two weeks the house held temperature through the evening.

Heat Pump Installation: Ducted System Replacement for a Chastain Park Addition

Two professional HVAC technicians installing a residential air conditioning unit
Before: undersized single-stage unit serving a new addition. After: properly sized two-stage heat pump, balanced airflow, quieter operation.

The addition was built in 2019, but the original contractor left the old system in place and just tapped new duct runs off it. The result was an upstairs that never got below 76 degrees in July and a unit that ran constantly. We pulled the old equipment, ran a properly sized duct layout, and installed a two-stage heat pump matched to the load calculation. The upstairs now holds 72 degrees, and the system runs on low stage most of the day, which is quieter and easier on the compressor.
